Amends TCA Title 5; Title 6; Title 7; Title 13; Title 54 and Title 66.

Tennessee HB0608 prohibits state, county, or municipal governments from requiring landowners, developers, or builders to fund or contribute to nonessential infrastructure related to residential developments of fewer than 300 single-family homes or 500 multi-family units, effective for contracts entered into on or after July 1, 2025. The bill specifically addresses infrastructure that is not contiguous to the development property or exceeds the anticipated needs at the start of the development process. It clarifies that this prohibition does not alter existing tax, property, zoning, or permitting laws or the authority of administrative agencies.
